Background

The Société de la Tour Eiffel wanted to equip its new Urban Logistics Hotel in Bobigny with a more efficient heating solution aligned with its ambitions of carbon neutrality by 2050. The building, spread over 4 levels and intended for last mile logistics, wanted to change its heating from joule effect air heaters to a low carbon solution.

Challenges

The challenges with this new heating solution for the Eiffel Tower Company were:

✅ Reduce operating costs for its tenants and increase the asset’s value

✅ Reduce the building’s CO₂ emissions

✅ Maintain good energy performance despite multiple users

✅ Work with a reliable partner capable of providing long-term support for studies, construction, and operation

Solutions and Objectives

To address these challenges, Accenta deployed a geothermal storage-based heating solution, including:

✅ A compact 170 kW boiler room connected to a 900-meter linear geothermal probe field

✅ An Energy Performance Contract (EPC) to guarantee long-term results

Expected performance targets, with a performance commitment:

✅ 75% reduction in CO₂ emissions

✅ 59% reduction in HVAC energy consumption

✅ Compliance with BREEAM New Construction certification at the Excellent level
