Background

In 2021, the Caisse d’Épargne des Hauts-de-France will move into the prestigious ShAKe building in the heart of Euralille, France’s third-largest business district.

For this futuristic design, the French bank has no shortage of ambitions, aiming for two green labels:

✅ BREEAM with very good rating
✅ BBC Effinergie renovation – level E2C1

This energy challenge, entrusted to Accenta’s engineers, involves regulating the consumption of over 1,200 items of equipment (chillers, AHUs, lighting, fan coil units, air handling units, etc.). ).

Indeed, ShAKe is not a building like any other:

✅ It is one of those modern structures conceived as a tertiary ecosystem where city and nature, economy and social life, work and relaxation combine.
✅ Its golden, spiral-shaped silhouette houses, for example, a walking circuit leading to a terraced vegetable garden and a belvedere.

The main challenge of the assignment was to manage the many functional zones dedicated to very different uses: offices, restaurant, gym, coworking spaces, etc., in a homogeneous way.

  • Customized solutions from Accenta

  • The preliminary study carried out on the site recommended the installation of an automated building management system (BMS) comprising the following modules:✅ loT ambient sensors to record temperature, brightness, CO2 and humidity levels, noise levels, air quality (dust and volatile organic compounds)
✅ Consumption sensors connected to 610 gas, electricity and water meters
Insight software for tracking energy use and publishing opposable data certified by the IPMVP protocol
Optimzen software to optimize equipment control for each functional zone using artificial intelligence (AI)

Customer benefits

In addition to reducing electricity, gas and CO2 consumption by a third, operators and occupants of the ShAKe building now benefit from the multiple advantages of Accenta’s continuous monitoring platform:

✅ A building in compliance with the BACS decree and ready to meet the first consumption targets of the tertiary sector decree (-40% by 2030)
✅ Simplified operation of premises thanks to personalized, modular dashboards installed on smartphones and PCs
✅ Comfort optimized by proprietary AI capable of anticipating weather forecasts and responding in real time to building needs
✅ Efficient control of equipment in each functional zone

Info BACS decree
By 2025, BACS legislation will require the installation of a BMS in commercial buildings whose heating system exceeds 290 kW (70 kW from 2027). Several secure schemes, such as Energy Savings Certificates (Certificats d'Économie d'Énergie - CEE) and Energy Performance Contracts (Contrat de Performance Énergétique - CPE), enable you to finance up to 100% of your BMS project, including technical support from A to Z.
